Reports to: Project Executive-Retail Operations
FLSA Status: Full-Time, Salaried Exempt
Normal Working Hours – Office Hours: 8 am to 5 pm, Monday through Friday
Position Objective: Commanding leadership role of projects during estimating and preconstruction;
execution and management of assigned department initiatives.
• Planning and executing successful projects through the bid process
• Effectively soliciting and communicating with subcontractors and suppliers through the complete bid process
• Effectively collaborating and coordinating with Architects, Owners, Estimators, Project Managers, and
administrative support
• Strategic planning of projects in all preconstruction phases
• Accurate quantity surveys and costs for estimates
• Coordination and collaboration of estimating and bidding teams
• Fostering subcontractor/client relations
• Managing project solicitation efforts
• Effective delegation to Preconstruction Administrator and Small Business Administrator in project support efforts
• Attending or coordinating pre-bid conferences as needed
• Overseeing the development of general condition budgets
• Leading the development of profitable self-perform budgets
• Developing the project turnover package(s) and effectively presenting it to the operations team
• Command of contracts, general conditions, division 00, and division 01 requirements
• Developing risk factors and ensuring they are properly evaluated by the team
• Continually adding to subcontractor database
• Continually adding feedback on construction cost database
• Coordinating with operations Project Manager during preconstruction
• Coordinating with marketing for proposal completion
• Performing constructability reviews throughout preconstruction
• Leadership of the company’s defined preconstruction processes during all phases (CM@R & Hard Unit Cost)
• Taking notes during preconstruction meetings and distributing to team members within 24 hours post meeting
• Visiting projects on a monthly basis and soliciting feedback about estimate and actual project cost, including selfperform
• Traveling as necessary to assist with bids
• Participating in industry and subcontractor events/lunches
• Assisting Chief Estimator with the development of department standards, templates, and samples
• Working additional hours needed to complete tasks
• Managing bid day activities and participants
• Coordinating with joint-venture partners on bidding efforts
• Managing negotiated and DB budgets and proposals
• Managing multiple projects simultaneously
• Mentoring junior estimator(s)
• Additional duties as required
Education/Experience:
• Bachelor’s degree in Construction Science, Architecture, Engineering, or Economics
• Minimum 10 years industry experience
• First Aid/CPR/AED certification preferred
Skills:
• Experience with estimating design build, negotiated, hard bid, and CM@R projects
• Team leadership and collaboration
• Proficiency with estimating technologies, including Timberline, OST, BIM, Innovaya, SmartBid, Cost Database,
Contractor Database, etc
• Proficiency with scheduling software
• Ability to mentor less experienced team members
• Strong organizational and verbal communication skills
• Ability to read and interpret project documents, including plans, specifications, RFP, RFI, BOD, etc.
• Proficiency in the use of Excel spreadsheets
• Ability to work on several projects at the same time
• Ability to work within a deadline and under moderate pressure
• Successful experience as an estimator
