Reports to: Chief Estimator or Director of Preconstruction
FLSA Status: Full-Time, Salaried Exempt
Normal Working Hours – Office Hours: 8 am to 5 pm, Monday through Friday
Position Objective: Responsible for all budgeting, estimating, bidding, design build and summary reporting for CM@R and hard bid projects.
• Plan and execute successful projects through the bid process.
• Effectively solicit and communicate with subcontractors and suppliers through the complete bid process.
• Effectively collaborate and coordinate with Architects, Owners, Estimators, Project Managers, and administrative support.
• Strategic planning of projects in all preconstruction phases.
• Effective project management, use of Prolog as Project Manager (Meeting Minutes, RFIs, PCO, Doc Mng).
• Accurate quantity surveys and costs for estimates.
• Coordination and collaboration of estimating and bidding teams.
• Foster subcontractor/client relations
• Manage project solicitation efforts
• Effective delegation to Preconstruction Administrator and Small Business Administrator in project support efforts.
• Attend and/or coordinate pre-bid conferences as needed
• Oversee the development of general condition budgets
• Lead the development of profitable self-perform budgets
• Delegate and/or develop quantity surveys and costs for estimates
• Develop project turnover package(s) and effectively presenting to the operations team.
• Command of contracts, general conditions, division 00, and division 01 requirements.
• Develop risk factors and ensure they are properly evaluated by the team.
• Continually add to the subcontractor database
• Continually add feedback on the construction cost database
• Coordinate with operations Project Manager during preconstruction.
• Coordinate with marketing for proposal completion
• Perform constructability reviews throughout preconstruction
• Leadership of the company’s defined preconstruction processes during all phases (CM@R & Hard Bid).
• Take notes during preconstruction meetings and distribute to team members within 24 hours post-meeting.
• Visit projects on a monthly basis and solicit feedback about estimate and actual project cost, including self- perform.
• Travel as necessary to assist with bids
• Participate in industry and subcontractor events/lunches
• Assist Chief Estimator with the development of department standards, templates, and samples
• Additional duties as required
Required Experience:
• Bachelor’s Degree in Construction Science, Architecture, Engineering, Economics, or related field.
• Minimum 3 of years industry experience
• First Aid/AED/CPR certification preferred
Relevant experience in the industrial construction sector, including but not limited to:
• Large warehouse/distribution center experience
• Ammonia refrigeration experience
• Tilt wall/precast panel experience
• Insulated metal panel experience (IMP)
• Food Safety and manufacturing experience
• Tempered, refrigerated, and frozen warehouse experience
• Logistics – racking and material handling
